Each year, residents are mailed an annual bill for Raintree Homeowners Association assessments. This is a yearly obligation, due by January 31, and is separate from any monthly dues you may pay if you are a resident in one of the town homes or condo neighborhoods within the community.

Pay assessments by 1/31/2024 to avoid late fees!

Assessment fees of $170 for 2024 are due by January 31, 2024. Notification letters were sent in December 2023. Payments can be made in one of two ways:

  • Check / Money Order made out to The Raintree Association. Include your property number and mail to

  • Online (fees apply) at where you’ll need the following information:
    • Management ID
    • Association ID
    • Account ID (included in your letter; if misplaced, call ACS at 804-282-7451 Monday-Friday between 9am and 4:30pm)

Note that a $25 late fee will be applied for payments made after 2/15 and another $75 late fee for payments made after 4/15.
